Online, before arrival
Under-14s exempt
Max 10 nights
No fees

The figures apply to homes in Trentino, where the Province sets the tax. In South Tyrol each town sets its own rate. Your exact amount is always in your guest area.

You’re a guest

Five answers, the same our team would give you.

How much do I pay?

In Trentino, €1 per person per night in tourist apartments and €1.50 in some other properties, such as holiday homes. Only the first 10 consecutive nights count. Children under 14 pay nothing. The exact amount for your booking is in your guest area.

Why isn’t it in the booking price?

Because it isn’t ours: it goes to the public authority. It stays outside the booking price on Airbnb, on Booking.com and on our website. No platform collects it for us.

When and how do I pay?

Online, by card, before you arrive: use the “Pay Now” button in your guest area. We send a reminder three days before check-in. It’s part of online check-in, together with your ID documents. Once it’s paid, the Wi-Fi and the house guide unlock. We don’t take cash.

Is there a fee?

No. You pay the tax only, in full. No service fee, no card surcharge.

What if I cancel?

If you don’t stay, you don’t owe it. If you’ve already paid, it’s refunded in full, whatever the cancellation band.

You’re an owner

What we do, and what stays with you.

Who pays it?

The guest. It isn’t your income: it doesn’t count towards your net payout, flat-rate tax (cedolare secca) or income tax.

Who collects it?

We do. We calculate it for every booking and the guest pays it online before arrival, on every channel: Airbnb, Booking.com and direct. No platform collects it for you. We charge the tax only, with no fees.

Why not include it in the platform price?

Inside the price, the platform would take its commission on it, and you would pay tax on it as if it were income. Kept separate, it stays whole.

Why not cash?

Because every euro has to be traceable. The online payment lands in your statement with its receipt, next to the guest’s registration. Your accountant has everything, ready for any check.

Who pays it to the authority?

It depends on your plan. Hybrid management, where you keep keys and cleaning: you pay it, as the host. Full management, where we handle keys and cleaning: we pay it. In Trentino the authority is Trentino Riscossioni. Either way, your monthly statement shows the tax for each booking, and the receipts are in your owner area.
